Electrical System Inspections

The first step is to establish if you need rewiring at your property. Next, an Electrician will inspect and test your Consumer Unit and Wiring.

  • For Homeowners – You should have your property inspected every ten years.
  • For Landlords – You must have an EICR (Electrical Inspection Condition Report) every five years or at the start of each tenancy.

If there is an issue with your property’s wiring, it’s best to get it inspected as soon as possible by a qualified electrician. It’s always better to be safe than sorry about Electricity.

Wire Inspections

When assessing the age of a building’s electrical system, the first thing an Electrician will look at is the colour of its wiring.

Over time, as technology has advanced, so have the regulations surrounding wiring to provide better safety.

Domestic wiring has three wires: live, neutral and earth. All wiring fitted after 2006 is Brown, Blue and green-yellow.

Wiring by Installation Era

For most homes with Brown, Blue and Green & Yellow, Rewring won’t be required. However, an inspection every ten years is required to verify safety.

The wiring installed between 1977 and 2006 was Red, Black, Green & Yellow. There is a possibility that the wiring has become unsafe over time as a result of ageing. An inspection will verify this.

Homes built before 1977 were fitted with Red, Black and Green wiring. So, if your wiring is these colours, your home will most likely need rewiring.

Consumer Units and Fuse Boxes

Modern Electrical systems are fitted with metal consumer units that include up-to-date RCD fuses, which protect people, the electrical system and appliances from shocks and overload.

If you have a consumer unit constructed from metal, it’s probably safe and okay to use.

Before metal became the standard, plastic consumer units were often used. While most plastic consumer units operate safely, they are not as safe as non-combustible ones, so a replacement is a good idea.

If you have an old-style fuse box with wire fuses, it should be replaced ASAP. You have an old electrical system, and your home may need Rewiring, too.

When to Call an Electrician

Always get your Electrical system inspected by a qualified Electrician. If it is troublesome, there’s a fault somewhere, and it could be down to old wiring in your home.
