EICR Landlords Certificates
We provide landlords with an Electrical Installation Condition Report (EICR). This report is a detailed inspection of the electrical systems in a rented property, covering the wiring, consumer unit, circuits, and electrical appliances.
Landlords must get an EICR for their rental properties every five years from a qualified electrician.
An EICR aims to find safety hazards in electrical systems. It checks that the system is safe and follows current rules. An EICR also verifies that your property is safe for tenants and legal to let.
During the EICR, our electrician will check for damage or wear to the electrical system. They will test the wiring and appliances and check that everything is installed and connected correctly.
Once the electrician has completed the EICR, they issue a certificate.
Consumer Units
We install new consumer units. We also upgrade old ones to meet the latest wiring rules.
The fuse box consumer unit is the centre of your home’s electrical circuits. It distributes power, prevents electric shocks, and protects the electrical system from overload.
New Consumer Units have the latest RCD fuse safety devices. They protect against electric shocks from overcurrent.
The RCD monitors the current flowing in an electrical circuit’s live and neutral wires. It detects a difference between the two. This difference indicates a fault. The RCD will cut power to prevent injury and damage to circuits and appliances.
If you have an old fuse board or a dated plastic Consumer Unit, consider an upgrade. It will make your electrical system as safe as possible. Let us provide you with a free survey and quote.

![rewiring-benfleet](https://tmhugheselectrical.co.uk/wp-content/uploads/2022/12/rewiring-benfleet-768x1024.jpg)
Rewiring
We offer full and partial rewiring services. Rewiring involves replacing or updating the electrical wiring in a home or business.
Rewiring is usually done when the wiring is old or when a building is being renovated.
The procedure involves:
- Running new wires throughout the property.
- Connecting them to the appropriate outlets and switches.
- Connecting to a new consumer unit.
When rewiring, it is also key to consider the property’s power needs, including the number of outlets, lighting fixtures, and appliances. Our electrician will conduct a free survey to determine your needs and the price of the perfect new wiring system for your property.
Sockets & Switches
We offer a Socket and Switch installation and upgrade service. Modern sockets and switches come in many materials and finishes. They can match any decor.
The advanced features include built-in USB ports. You can use them to charge your phones and tablets without a plug.
Some Outlets and Switches can work with smart systems. You can control them from an app on your smartphone or tablet.
We can also run new sockets and switches in your home if you need extra power points or lights.

Lighting
We offer a complete Lighting design and installation service.
We can upgrade your existing lights. Or, we can install a new lighting system with new wires, lights, and switches.
When installing lighting, consider the space’s design and layout. Factors include the room’s size and shape, the amount of natural light it gets, and its intended use.
That’s why you should have a free survey. It’s done with no obligation and by one of our experienced electricians. Who will work with you to determine the best lighting setup for your space?
We install all new lighting with the latest energy-saving LED bulbs. We also offer Smart lighting so you can control your lights from your device.
Appliance Installation
Many of today’s appliances plugins. However, some need wiring for the electrical system.
We install these appliances, including ovens, hobs, Boilers, air conditioning units and more.
An electrician will ensure the appliance is wiring correctly. They will do so per the current wiring rules and the manufacturer’s specifications.
Our electrician will also connect the appliances to the correct RCD fuse. They will also make sure the appliances are well-earthed. This prevents shocks and overloading.
After connecting the appliances, we test them. The tests ensure they are working and that the electrical connections are issue-free.
Our electrician can also give instructions. They will also give demonstrations. They will show you how to use your new appliance.

Earthing & Bonding
We install, check, and test Earthing and Bonding. This ensures the safety of your electrical system.
Earthing means connecting the electrical system to the earth. The earth carries electrical current during a fault. This prevents electrocution. Bonding connects metal parts in an electrical system and stops electrocution.
A qualified electrician will install the necessary components and connect them during earthing and bonding installation, grounding the electrical system. They will also link metal parts of the electrical system to the earthing system, helping to stop electrical fires.
After the installation, the electrician will run tests. They will check that the earthing and bonding system works and look for connection issues.
The tests measure the resistance of the earthing system. They check for continuity between metal parts of the electrical system.
An electrician should periodically check earthing and bonding. It’s good practice to ensure safety and reliability. The checks prevent unwanted incidents that may harm people and property.
Fault Finding
Electrical fault finding involves identifying and resolving issues with the electrical system. Our electricians have the knowledge, skills, and tools. They diagnose and fix problems quickly.
Electricians inspect the electrical system, including the wiring, circuits, and other parts, to find an electrical fault.
The electrician will use testing equipment to check for issues. These include loose connections and broken wires. They may cause tripping fuses, buzzing, and shocks.
Once the electrician has identified the problem, he’ll rectify it. This may involve rewiring, replacing an RCD fuse, or other repairs.
After repair, the electrician will test the electrical system. They will check that it works and that the fault is fixed.

Smoke, Heat & Carbon Monoxide Alarms
Smoke, heat, and CO alarms are crucial. They detect hazards and give an early warning. This gives people time to evacuate or prevent a fire, CO poisoning, or other hazards.
We also install connected alarms to your main electrical supply. Wired-in alarms are more reliable than battery alarms. They are always powered and include backup batteries, so they work even if there’s a power cut.
The wired alarms are also linked. If one alarm sounds, they all sound. This alerts everyone on every floor.
Outdoor Power
The sockets are installed on an outside wall. They can withstand exposure to the elements.
The sockets are inside a weatherproof box and will last many years. They are handy for using outdoor power equipment, like lawnmowers, power tools, and lighting fixtures. You can use them without running extension leads through windows and doors.
You can also power outdoor speakers, TVs, and other devices. This will enhance your outdoor experience and social gatherings.

Security Lighting
We install security lighting in homes and businesses. A security lighting installation offers a range of benefits.
- Bright lights in dark areas make it hard for intruders to hide. They also discourage break-ins or vandalism.
- Security lighting will help you see better outside at night, make navigation easier, and reduce accident risk.
- Well-lit properties look more attractive and are perceived as more valuable.
- Knowing that your property is well-lit gives a sense of security. This is especially true if you are away from home for long periods.
- Security cameras are more effective with lighting.
One of our electricians will assess your property and determine the best type of lights and the best location. This will ensure there is enough light in the outdoor area.
Our electrician will write a lighting plan and price. It will include the type and placement of the lights and the bulbs.
Security lighting includes the latest LED bulbs. They are much cheaper and greener than traditional bulbs.
Electrical Emergencies
During an electrical emergency, seek help from a qualified electrician. You must have experience. Dealing with electrical faults is not a DIY job, as electricity is dangerous.
All TM Hughes & Son Emergency Electricians have NICEIC registration, which ensures they follow strict industry standards and provide our customers with safe, high-quality repair.
Our Electricians are also insured, protecting customers and electricians during emergency repairs.
Our prices are fair and have no call-out charges. We strive to ensure our prices are amongst the best in Benfleet.
Common Electrical Faults
Here are some common electrical faults. They need a qualified electrician’s attention.
No Power
If the power cuts, first contact your electricity provider. The issue might be with the power grid.
If it’s not due to a power cut, an Electrician will find the cause. They will then make the necessary repairs to restore power.
Buzzing consumer units, sockets, and switches
Buzzing sounds from consumer units, sockets, or switches indicate an electrical issue.
Buzzing can result from loose connections, damaged components, or other electrical faults.
Flooded Electrics
Water and electricity are dangerous. A flooded electrical system poses a severe risk to property and people inside.
If flooding affects your electrical system, you must act fast. Contact an emergency electrician.

Burning signs and smells from consumer units, sockets, and switches
Burning smells or marks near consumer units, sockets, and switches show overheating or short-circuiting.
You must act immediately to stop harm to your electrical system. This harm could cause injury or fires.
Consistent tripping fuses
Consistently tripping fuses indicate a fault. This can be from overloaded circuits, bad wiring, or damaged parts in the electrical system.
Damaged wiring
Damaged wiring is an electrical fault. It can have severe consequences if left unfixed. Exposed wires, frayed insulation, or broken connections can cause short circuits. They can also cause fires or electrical shocks.
