Consumer Unit Installation & Upgrade
We install BS EN 61439- compliant RCD consumer units in new buildings and extensions and upgrade old consumer units and fuse boxes.
New consumer units feature RCD (residual current device) fuses that trip instantly when a fault occurs, protecting you and your family from electrocution (which can kill and cause electrical fires).

Some older homes in Billericay still have old fuse boxes with traditional fuses with wire. These don’t cut out as fast as RCD’s, are inconvenient as every time a fuse blows, the wire has to be replaced manually (RCD’s are re-activated with the flick of a switch) and are a potential fire risk.
Old fuse boxes have wooden bases. New consumer units are made from metal and are much safer.

Electrical Installation Condition Reports
To be on the safe side, it’s recommended that Electrical Installation Condition Reports are carried out annually on both HMO and non-HMO properties, which will fully cover your back as a landlord.
In the event of an electrical accident, you’ll have to prove you have met your responsibilities as a landlord and that a fully qualified and certified Electrician checked your property.
At a minimum, you should have an EICR every five years or every time the properties let to a new tenant.

Any faults will be corrected, and a certificate’s issued once the inspection’s complete.
PAT Testing
The EICR only covers the built-in Electrical system check portable electrical appliances with PAT testing (Portable Appliance Testing).
Plug-in appliances such as irons, washing machines, fridges, hoovers etc., are checked and tested for faults to ensure they’re safe for your tenants.
Annual PAT testing’s a legal requirement for (HMO) landlords but not for private landlords, many of which have yearly PAT testing anyway for extra protection.
