By law, landlords need to ensure their property is safe and provide electrical certificates for their electrical system and all appliances. To make sure you are compliant with current legislation and that your property is safe for your tenants, two tests will need to be carried out.
An Electrical Installation Condition Report (EICR) will need to be carried out every five years, and Portable Appliance Testing (PAT) will need to be carried out every year.
Failure to obtain EICR and PAT certificates can invalidate your landlord’s insurance and even lead to prosecution.
The EICR Certificate covers any part of the electrical system that’s served from wiring connected to the electric meter. One of our fully qualified electricians will test every aspect of your electrical system and make recommendations on anything unsatisfactory.

Once the test has taken place, and your electrical system has passed, you will receive an EICR certificate confirming your Electrical System is safe and your property is suitable for renting to tenants.
PAT Testing ensures all portable appliances in your property are safe to use. Portable appliances include Fridges, Dishwashers, Washing Machines, Kettles etc., any appliance that can be plugged into the electrical supply.
Annual PAT testing is not essential by law (unless your property is a House in Multiple Occupancy). PAT testing is an inexpensive practice that ensures your tenants and property is safe and is good practice as a responsible landlord.
