Welcome to TM Hughes & Son Electrical Services Ltd. We offer EICRs to Essex homeowners and landlords for both domestic properties and commercial business premises.
EICRs (AKA ‘Landlord Electrical Inspection Certificates’ or ‘Landlord Electrical Safety Certificates’) ensure your property is safe and legal to let. Whether you are a homeowner, landlord, or business owner, ensuring your electrical system is safe and compliant with regulations is essential. Our NICEIC-registered Electricians make the process easy.
Landlord Certificates
As a landlord, you have a legal and moral duty to ensure your property is safe for your tenants. This means obtaining the necessary electrical certificates for the fixed wiring and any portable appliances within the property.
To remain compliant with the latest safety regulations and protect your tenants, you must undertake two key tests:
- Electrical Installation Condition Report (EICR) – Required every five years
- Portable Appliance Testing (PAT) – Not legally required but recommended annually
Failing to carry out these essential inspections could result in serious consequences, including invalidation of your landlord insurance, fines, or even prosecution.
As a responsible landlord, you should prioritise electrical safety to protect your tenants and investment.
EICR Certificate
An Electrical Installation Condition Report (EICR) is a mandatory test examining a property’s fixed electrical system. This includes wiring, consumer units, sockets, and light fittings, ensuring they meet current safety standards.
Our qualified electricians fully inspect your electrical system, identifying faults or potential hazards.
We recommend remedial work to bring the system up to standard if issues are found.
What We Test:
- Consumer Unit (Fuse Box) – Checking RCDs and fuses to ensure protection against electrical faults
- Internal Wiring – Identifying damaged or outdated wiring that could pose a fire risk
- Light Fittings – Ensuring lights and switches are properly installed and safe to use
- Sockets & Plugs – Checking for loose connections and overheating issues
- Earthing & Bonding – Confirming that earthing arrangements meet regulatory standards
- Any Other Electrical Components – Ensuring all aspects of the electrical installation are in safe working order
After testing, if your system passes inspection, we issue an EICR certificate, confirming that your electrical installation is safe and suitable for tenants. If remedial work is required, we will provide a quote for the work needed to get your property to pass.
PAT Testing
Portable Appliance Testing (PAT) is a routine check for electrical appliances to confirm they are safe for continued use. While not legally required in all rental properties, PAT testing is highly recommended for landlords to maintain a safe environment for tenants.
What Appliances Need Testing?
Any appliance that plugs into the mains supply should be tested, including:
- Kitchen Appliances – Fridges, dishwashers, microwaves, kettles, toasters, washing machines
- Entertainment Devices – Televisions, gaming consoles, audio equipment
- Heating & Cooling Equipment – Portable heaters, fans, dehumidifiers
- Office & Work Equipment – Computers, printers, phone chargers
- Other Portable Devices – Vacuum cleaners, hairdryers, lamps
Why Is PAT Testing Important?
Faulty appliances can pose serious risks, including electrical fires and electric shocks. PAT testing helps identify hidden faults before they become hazardous.
Our electricians conduct a thorough inspection of each appliance, performing:
- Visual Checks – Inspecting plugs, cables, and casings for damage
- Electrical Testing – Measuring earth continuity, insulation resistance, and leakage currents
- Functionality Testing – Ensuring the appliance operates safely under normal use
Once testing is complete, each appliance that passes will be labelled with a safety sticker. You will also receive a detailed PAT testing report listing all tested appliances and their results.
