Is it time to rewire your home?
In the right conditions the electrical cables that run through your walls and ceilings powering sockets, lights and appliances can last a very long time. However, electrical wiring does deteriorate every time and will need replacing at least every 30 years.
- Do you live in an old property built before 1990?
- Do you your fuses trip regularly?
- Do outlets or light switches shock you?
- Do your lights flicker?
- Is your wiring red, black and green?
- Do you have an old fuse board mounted on a wood base?
If the answer’s yes to any of these questions your home could be due a rewire
You should have your property inspected by a qualified Electrician every ten years (if you’re a landlord who lets a property it’s every five years or everytime a new tenant moves in) the electrician will carry out an Electrical Installation Condition Report (EICR) which will indicate if your home needs rewiring or not.
During an EICR the wiring, consumer unit (or fuse board) fuses, switches, sockets, cables and lights are inspected and tested. The EICR will establish if your properties electrical system is safe and whether you need a full or part rewire.
House rewiring can be a disruptive process floorboards are lifted, channels are dug into walls, you can’t run cables above floorboards or mount them to walls they must be covered out of harm’s way. Rewiring’s best undertaken along with other renovations and upgrades. Rewiring your home just after you have decorated every room and laid new carpets isn’t a good idea.
Rewiring allows you to add extra sockets, lights and appliances which can enhance your home comfort and standard of living. Also if you’re planning any major renovations (such as extensions), your home or parts of it will require full or part rewiring to ensure compliance with the latest building regulations. Exisiting electrical installations will probably need upgrading also.
