How Old Is Your Electrical System & Wiring?

Electrical wires remain hidden from sight. Therefore, determining their age is the first step in establishing whether your property needs rewiring.

In general, any house constructed during the past three decades is unlikely to need Rewiring unless the electrical system has sustained some damage.

However, for peace of mind and to ensure safety, a routine checkup by an experienced electrician is recommended every ten years.

Landlords do have additional responsibility when it comes to their rental properties.

The law states that an inspection must be conducted every five years or at the start of any new tenancy agreement.

At TM Hughes & Son Electrical services, our team is qualified and certified in providing assessments and testing of wiring systems to check their condition for homeowners and landlords.

The first thing an Electrician will do is check your consumer unit, some older houses don’t even have a consumer unit. Instead, their system still runs off a traditional fuse box.

Traditional fuse boxes are mounted on wood and house wire fuses. When there’s an electrical overload, the wire melts and cuts power. As the wire melts, it often flames which is a fire hazard.

Consumer Units eventually replaced Fuse Boxes and fuses and RCD fuses, which trip faster, don’t flame and can be reset at the flick of a switch.

Older Consumer Units are plastic. The latest ones that conform to regulations are constructed from fireproof metal. 

The age of the wiring in a house or commercial building can be estimated by its colour, which indicates the age of the electrical system. 

Since 2006 wiring colour has changed to match European standards and the safety regulations outlined by BS7671 Wiring Regulations. 

The latest wiring ensures that all buildings comply with high safety standards and minimises the risk of electrical hazards. 

Post 2006 Wire Colours (as used today)

  • Brown (Live)
  • Blue (Neutral)
  • Green & Yellow (Earth)

Pre-2006 Wire Colours

  • Red – (Live)
  • Black – (Neutral)
  • Green & Yellow (Earth)

Pre-1977 Wire colours

  • Black – (Neutral)
  • Green (Earth)

If you’re living in a modern home and have post-2006 wiring, then chances are a rewire isn’t necessary, as wiring typically lasts 50+ years.

However, it’s essential to have an inspection done if you have any doubts or suspect an issue with your wiring or the electrical system.

If your home is fitted with pre-2006 wiring, your property may need to be rewired. 

If your home is fitted with pre-1977 wiring, it will need Rewiring.

Wiring installed before 1960 had rubber coating, which is known to deteriorate over time, potentially leaving exposed cables an electrical hazard.

In all three cases, inspecting order to determine whether the current wiring and electrical system are safe is essential. 

How Does Your Electrical System Run?

If you notice any odd behaviour with your electrical system, it could mean an issue with the wiring. Common issues include

  • Fuses that keep tripping
  • Electric shocks come from light switches or appliances when touched.
  • Arcing consumer units or switches (characterized by a crackling sound)
  • Discoloured sockets/switches
  • Burning odours emanating from the consumer unit, sockets and switches Bulbs regularly failing (even after being replaced recently)
