Landlords must ensure the electrical systems and appliances in their rented properties meet the required safe and legal standards.
To comply with the law, an Electrical Installation Condition Report (EICR) is required every five years for rented properties and Houses in Multiple Occupations (HMOs).
However, it’s good practice for landlords of properties and HMOs to have an EICR at least once a year or each time there is a change of tenant, as it adds further protection from any potential legal action in the event of an electrical accident. Many landlords undertake EICRs annually for peace of mind.
EICRs provide a comprehensive check of the consumer unit, earthing, fuses, wiring, light fittings and sockets within a property.
Any faults identified are rectified, and a certificate is issued upon completion.
In addition, landlords should also carry out Portable Appliance Testing (PAT testing) to ensure that all the portable devices in their property are safe for their tenants to use.
PAT testing enables landlords to test all plug-in appliances such as toasters, kettles, washing machines, fridges and vacuum cleaners to ensure they function correctly and safely.
Although private landlords are not legally required to conduct PAT tests on their properties annually, many choose to do so anyway as an extra precautionary measure.

How It Works
Contact us and book an appointment for your EICR
An electrician will visit at your booked time and date and undertake a visual inspection and testing of the electrical system.
Testing identifies any system deterioration, damage or faults that could put your tenants at risk.
If anything doesn’t meet the required standards, it’s recorded in a report with codes to indicate the severity of the issue.
- Code C1 indicates an immediately dangerous fault
- Code C2 means a deficiency may become hazardous if a fault occurs
- Code C3 suggests improvement works to enhance safety but is not essential
The electrician will provide you with estimated repair costs for any issues identified.
Depending on the availability of parts or equipment, repairs can take place during the visit. Otherwise, our electrician can return at a later date.
Once all necessary work has been completed and the Electrical system has passed, EICR certification is written and issued.
