Does Your Property Require Rewiring?

For properties not yet 30 years old, rewiring will only likely be necessary if the system has been damaged.

However, it is recommended to have an inspection done every ten years to ensure the electrical system continues to meet safety standards and operate efficiently. 

Landlords renting out a property must have their electrical systems inspected at the start of each tenancy or every five years.

Properties built over 30 years ago often contain wiring that has seen better days. 

An inspection of the property will determine whether or not the wiring is still suitable or if it needs replacing. If rewiring is required, this might be a partial replacement or a complete Rewire, depending on the electrical system’s condition.

If your property is home to an old, outdated electrical system, consider rewiring it.

Rewiring involves replacing the various components of the electrical system, such as its consumer unit, cables, switches and sockets.

This is especially important if these components are aged or worn out, as they can lead to short-circuiting, power surges, electrical shock, and even electrical fires.

Furthermore, a rewire may be necessary if you’re planning an extensive home renovation or remodelling project that could disrupt existing wiring.

Check Your Fuse Box

If you are a homeowner in Basildon, you may have a dated fuse box.

Electrical Wires Age & Condition

Electrical wiring has constantly been evolving since its inception, and the latest regulations require all wiring to align with European standards.

The current wire colours are Brown (Live), Blue (Neutral) and Green & Yellow (Earth). If your home has up-to-date wiring with these colours, then it is unlikely That a rewiring service is necessary.

Nonetheless, your system should be inspected for any suspected faults or anomalies.

Before 2006, Red (Live), Black (Neutral) and Green & Yellow (Earth) were the standard wire colours for electrical systems. These colour wires may need replacing. An inspection by a qualified electrician will determine this.

Even further back, pre-1977 systems used Red (Live), Black (Neutral) and Green colours for their wiring systems. In most cases, these older wiring systems will need rewiring because they could be unsafe due to their 45+ years of age.

Before 1960 wires were sheathed in rubber, which deteriorates significantly over time. Rubber-coated cables from the ’60s are unsafe. For this reason, it is recommended that any property with this wiring should be Rewired ASAP.

Ultimately, the age and colour of your wiring can determine whether Rewiring is necessary. However, an inspection by a professional electrician will provide you with a definitive answer and ensure your safety while using any electrical system in the future.

Electrical Faults

Electrical issues can be caused by faulty wiring and manifest in various ways.

Tripping fuses, electric shocks from light switches and sockets, crackling sounds from arcing sockets or switches, discoloured sockets and switches, burning smells, and frequently failing light bulbs are all signs that your wiring may need replacing.

When any new electrical work is undertaken, it must meet the requirements of Part P Electrical Safety Regulations; this includes partial or full rewiring of existing systems and installation of new wiring.

The Rewiring Process

Depending on your property, new wiring will be run inside walls or under floors.

All necessary components, such as consumer units, back boxes, switches and sockets, are fitted at this stage. In contrast, external appliances, such as boilers, ovens etc., are connected once everything is in place.

Once the works have been completed, we will provide you with certification to prove that a qualified electrician has undertaken the installation according to national standards and regulations.
