Does Your Witham Home Need Rewiring?
Your home may need Rewiring if your electrical system is outdated, unsafe, or struggling to meet modern power demands. Properties over 30 years old that have never been rewired will likely have deteriorated wiring and outdated components.
Visible signs that a Rewire is necessary include old-style fuse boxes instead of a modern consumer unit, discoloured or damaged sockets and switches, and outdated wiring colours (red and black instead of brown and blue). Frequent tripping circuits, flickering lights, and arcing or burning smells are all warning signs that should not be ignored.
If your home has insufficient sockets, relies on extension leads, or struggles to handle modern appliances, it may benefit from a Rewire to improve safety and efficiency.
A free survey by one of our NICEIC registered Electricians will determine if your home requires full or partial Rewiring.
Benefits of Rewiring
Rewiring your home provides several benefits:
Increased Safety
Old or faulty wiring is one of the biggest causes of electrical fires and electric shocks. Over time, cables deteriorate, insulation breaks down, and electrical components wear out, increasing the risk of faults and failures.
A full or partial rewire removes these dangers, replacing old cables and components with modern alternatives that will handle the demands of modern appliances.
Modern wiring also includes enhanced safety features such as residual current devices (RCDs) and circuit breakers, which instantly cut power if a fault occurs. This reduces the risk of electrocution and prevents overheating that could lead to fires.
Rewiring ensures your entire electrical system meets the latest safety standards (18th Edition of the Wiring Regulations, also known as BS 7671)
Improved Property Value
A home with a new electrical system is more attractive to buyers. Potential buyers may be put off if a property has an outdated wiring system.
In contrast, a Rewired home shows that the electrical system is safe, up-to-date and ready for modern living. For landlords, an up-to-date electrical installation is particularly important. It ensures the property meets legal requirements and avoids issues when obtaining Electrical Installation Condition Reports (EICRs).
A Rewired home is safer and more marketable to buyers and tenants, potentially increasing its value and making it easier to sell or rent.
Energy Efficiency
Older electrical wiring was not designed for today’s energy-efficient technology. Outdated systems can suffer from power loss, overheating, and increased electricity consumption.
A Rewired home benefits from modern cables and components that improve energy flow and reduce waste. Modern consumer units are also more efficient, ensuring electricity is distributed safely and effectively.
With smart meters and energy-efficient appliances becoming standard in many homes, a modern electrical system helps reduce energy costs while ensuring the property is ready for future technological advancements.
Modernisation
A rewire is an opportunity to upgrade a home’s electrical system to suit modern living. Older homes often have fewer sockets, making it difficult to plug in all the devices and appliances people rely on today. Rewiring allows additional sockets to be installed, reducing the need for extension leads, which can be a safety hazard.
Rewiring also makes integrating modern technology, such as smart lighting, home automation, and energy-efficient heating controls, easier. A rewired home is future-proofed, ensuring it can handle the demands of evolving electrical technology.
The Rewiring Process
Here is a typical Rewiring process from start to finish
Initial Survey
Before any work begins, a qualified Electrician will assess the existing electrical system. This involves inspecting the wiring, Consumer Unit, sockets, switches, and earthing to determine whether a full or partial rewire is needed. If the wiring is outdated, deteriorated, or unsafe, the Electrician will recommend a complete upgrade to align the system with modern standards.
The Electrician will also consider the household’s power needs during the assessment. Older properties often lack enough sockets for modern living, so the Rewire may include additional sockets and switches. If smart home technology, extra lighting, or outdoor power is required, these can be factored into the rewiring plan. Once the plan is established, a no-obligation quote will be written.
Removal of Old Wiring
Outdated wiring, fuse boxes, and other electrical components must be carefully removed before installing the new wiring. This often involves lifting floorboards, chasing walls, and accessing loft spaces.
Rewiring can be disruptive for occupied homes, as power must be switched off at times during the process. Electricians work in stages to minimise disruption, ensuring that certain areas remain working while work is carried out elsewhere.
Installation of New Wiring
Once the old electrical system is removed, new wiring is fitted throughout the property and secured, ready for the Consumer Unit, sockets, switches and lighting.
Fitting of New Components
A new Consumer Unit will be installed in a safe and accessible location, ensuring easy maintenance and compliance with current regulations.
Sockets, switches, and lighting fixtures will also be fitted at this stage. Homeowners can choose styles and finishes that match their interior design, with modern fittings offering improved safety and energy efficiency.
These can be integrated at this installation stage if smart controls or dimmer switches are required.
Final Checks and Certification
Once all wiring and components are installed, the Electrician will conduct tests to ensure everything works correctly and safely. Testing checks for proper earthing, circuit integrity, and compliance with electrical regulations.
After completing the checks, the Electrician will provide an Electrical Installation Certificate (EIC). This document confirms that the work meets the required safety standards. This document is important for insurance, future property sales, and landlord compliance.
