Rewiring & What It Involves
Homes with old Wiring, fuse boxes and consumer units often need a full or partial rewire.
Full Rewiring involves installing a new consumer unit and running cables around your home. New sockets, switches, light fittings and appliances are connected to the new Wiring.
Partial Rewiring involves the installation of a new consumer unit, upgrading parts of the existing system or running new wires to a renovation or extension.
Often if a home has an old Consumer unit or Fuse Box, but the Wiring is in good condition, a straightforward Consumer Unit/Fusebox replacement is required for a non-disruptive job that can be completed in a few hours.
Wiring extensions and renovated rooms are generally non-disruptive as the cables, socket/switch boxes etc., are fitted before the walls are finished and are planned and executed as part of the building process.
The full Rewiring of homes is disruptive as floors and ceilings may have to be lifted and removed, walls may need chasing out, and new plasterboards may require fitting. It depends on the property and the work involved. The first step is to determine if your home needs rewiring.
Part P Of The Electrical Safety Regulations
New electrical work must meet the requirements of Part P Electrical Safety Regulations, whether it involves partial or full Rewiring of existing systems or the installation of new Wiring.
All rewiring work is performed following Part P of the Electrical Safety Regulations.
Does Your Home Need Rewiring?
An inspection will determine if your home needs Rewring.
An inspection of your Wiring undertaken by an experienced Electrician is recommended every ten years for homeowners.
For landlords letting properties, electrical inspections are required every five years or at the start of each new tenancy, whichever comes first.
An inspection involves an electrician testing and visually checking the condition of your Wiring and Electrical system.
Our electricians regularly undertake electrical inspections in Canvey Island and the surrounding areas for homeowners, landlords and businesses.
We often find the Wiring is ok in modern properties those under three decades old. However, in some modern properties, Consumer Units could do with updating to bring the property up to the latest safety standards.
Obsolete Wiring and old fuse boxes are often found in older homes in the area.
While old Electrical systems often work, they are less safe than modern electrical systems and Wiring. Some systems even pose a hazard.
Consumer Units
Modern Consumer Units are constructed from non-combustible metal. They are filled with RCD fuses which trip and instantly cut power in case of a fault in the system, such as a damaged or overloaded circuit preventing electrocution, damage to appliances and electrical fires.
Today metal Consumer Units are fitted as standard. However, some older Consumer Units are constructed from Plastic, and although many are safe, they do not have the non-combustible properties of metal consumer units. The inspection will confirm if your Consumer Unit is safe and up to the latest Electrical standards.
Your home may not even have a Consumer Unit and may still have a traditional fusebox.
Traditional Fuseboxes are generally mounted on wood and house traditional wire fuses that use melting fuse wire to cut electricity in the event of a fault.
Old fuse boxes and fuses are obsolete. They are less safe than modern consumer units and can even pose a fire risk. If an old fuse box is at your property, it will need replacing. A Rewire may be in order too, but first, we’ll inspect the Wiring, its age and condition.
Electrical Wires
The Wiring of Electrical systems contains a live, neutral and earth cable. During a wiring inspection, an Electrician will take note of the cable colours, which will help determine the age of the Wiring.
All Wiring installed since 2006 is Brown (Live), Blue (Neutral) and Green & Yellow (Earth). These wire colours are aligned with European wire colours.
If the Wiring in your home contains the above colours, then your home probably doesn’t need Rewiring. However, it would be best to have your system checked every ten years to confirm it’s safe.
Between 1977-2006 Electrical cables fitted were Red (Live), Black (Neutral), Green & Yellow (Earth). If your wires are these colours, then you may or may not need a Rewire. Testing will confirm.
If your Wiring is Red (Live), Black (Neutral) and Green (Earth), then it was fitted on or before 1977, is over 40 years old and will need replacing.
System Faults
During an Electrical inspection, the system is thoroughly tested to see if any faults are present. Faults are an indication that your home may need Rewiring. If this is not the case, the Electrician will present a solution to rectify the fault.
Typical Electrical system faults include shocks from switches and sockets, arching noises, burning signs and smells coming from sockets, and light bulbs failing continuously. All could be an indication that your home needs Rewiring.
