Are You A Landlord?
Electrical inspections are legally required to ensure the safety of tenants in rented properties, preventing electrical faults that could cause accidents like shocks or fires.
Landlords must have the electrical installations in their properties inspected and tested by a qualified person at least every five years or at the start of a new tenancy to ensure they meet safety standards and obtain an updated EICR (Electrical Installation Condition Report).
The Electrical Inspection

Here’s a look at what happens during one of their inspections:
- Visual Inspection: The inspection begins with a careful visual examination. The Electrician will look for any visible signs of electrical damage or wear and tear, such as damaged sockets or switches, signs of burning or overheating, loose or exposed wires.
- Testing Electrical Installations: Next, the Electrician will test the fixed electrical systems in the property. This includes everything from the wiring and switches to the sockets, light fixtures, and the fuse box or consumer unit.
- Checking Safety Devices: The Electrician will then ensure that all safety devices, such as residual-current devices (RCDs) and circuit breakers, function as they should. These devices are designed to protect against electric shock and electrical fires.
- Verifying Earthing and Bonding: The inspection will verify that the property has adequate earthing and bonding.
- Identifying Any Overloaded Circuits: An essential part of the inspection involves checking if any circuits or equipment are overloaded. Overloaded circuits can lead to overheating and are a common cause of electrical fires.
- Highlighting Any Potential Electric Shock Risks and Fire Hazards: The inspection is designed to identify any electrical hazards that could cause an electrical shock or start a fire.
- Assessing the Presence of Adequate Identifications and Notices: The Electrician will check whether necessary markings or signs, such as labels on consumer units, are present and correct.
- Checking for Any Defective Electrical Work: The inspection will look for any electrical work that has been carried out incorrectly or does not meet safety standards.
At the end of the inspection, TM Hughes & Son Electrical Services Ltd will provide a detailed Electrical Installation Condition Report (EICR).
The EICR
An EICR (Electrical Installation Condition Report) is a document that outlines the condition of a property’s electrical installations.
It includes details of any damages, deterioration, defects, or non-compliance with safety standards.
Any potential dangers are highlighted, and necessary remedial actions are suggested.
The report also includes information about the inspection, such as the date, the person who carried out the inspection, and the next due date for the inspection.
This certificate proves that the property’s electrical system has been inspected and is safe or requires improvements for safety.
If any serious risk is identified during the inspection, the team will recommend immediate action to address it and quote for the work involved.
